This company deceives its clients by submitting proposals which they do not intend to follow. I chose this company out of 3 companies who have submitted proposals to appraise our property up for sale since they committed to undertake 3 approaches: income capitalization approach, cost approach, and market value approach. There was no mention that they have the prerogative to choose only one approach. Instead, they just submitted 3 sales listings in the area without even citing where they got it. When I complained, they updated their valuation without even explaining how they arrived on it. After several complaints, their relationship officer assured me they will undertake the income capitalization approach. However, after several weeks of waiting, their VP, with the instruction of their President sent me an email advising they could not do it even when I proposed I am willing to pay additional cost since my representative has mistakenly paid them full. Clearly, they have no expertise to perform a more technical and realistic appraisal. The report they submitted is useless and a waste of.money. I threw their report into the garbage! BEWARE OF THIS COMPANY, AVOID BEING SCAMMED
